Frequently asked questions
about affordable homes in Kent
Can I start looking for a property to buy now?
Looking at properties will give you an idea of what’s available and how much it costs; but don’t make any offers or part with any money! You need to apply to us first and you will be given clear instructions, in writing, before you commit to buying a property. Check with us if you’re unsure.
I have applied for affordable home ownership. How long I will have to wait for a home?
Our database of applicants is not a waiting list however we will be pleased to discuss the chances of availability within your area if you wish to, or alternatively increase the geographical areas within which you would be prepared to live to increase your options.
You have written to me and said that I cannot afford home ownership. I am about to lose my home, I shall be homeless. What can I do?
Contact the housing department at your council office and ask what options are available to you. It is also a good idea to seek advice from your local Citizens Advice Bureau or Housing Aid Centre or Shelter.
If you do not accept my application, can I appeal?
Yes, you can. We are happy to review all applications within one month of our letter informing you of our decision. We are particularly keen for you to tell us if anything in your application has changed so that we can include this in our assessment.
I used to own a home with my previous partner, from whom I am now separated.
For this reason, I am not, strictly speaking, a first time buyer. Can
I still apply?
Yes. Where your housing need arises as a result of a relationship breakdown, we consider your application in the same way as we would consider a first time buyer. Please tell us how much you expect to receive from the sale of any property. Other conditions also apply – please contact a member of Moat’s staff.
Under the Key Worker Living programme, applicants may wish to “trade
up” to purchase a larger property and may be eligible for assistance
to do so.
Although I live and work in the UK, I am not a UK National. Am I eligible
to apply?
You will be eligible to apply for HomeBuy if you have the right to reside permanently in the UK. If you are not a British national, this means you should have “indefinite leave to remain” stamped inside your passport. People from member states of the EU/European Economic Area may also apply if you are currently living and working in the UK. If you don’t have the right to reside permanently in the UK we can consider your application to buy one of our homes for 100% sale, or to rent a home at discounted rent (key workers only).
I have no idea how to get a mortgage or if I can afford one. How do I find this out?
It would be a good idea to speak with anindependent mortgage advisorl. See ‘Seven steps to buying your home’ page on this web site.
Please be aware that the market value of properties can go down as well as up.
Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
