Brand new affordable homes
Most housing associations offer brand new houses and apartments for part buy/part rent under New Build HomeBuy. Applicants usually purchase 50% shares in these homes; this is flexible and shares between 25% and 75% may be available. An affordable rent is payable on the remaining share.
People who buy a New Build HomeBuy property can increase their ownership at a later stage and own the property outright if they wish to. This is called “staircasing”.
Other options:
New homes for discounted rent to key workers
Housing associations also offer brand new homes at discounted rent to qualifying key workers. Discounted rents are around 20% cheaper than properties of a similar size and specification available for market rent in the surrounding areas.
New homes for 100% sale
Some housing associations offer new homes for 100% sale in select developments. These homes are priced to suit first time buyers. They are also available for sale to investors as buy-to-let properties.
General information about New Build HomeBuy
Most new homes are built within developments that contain homes of different tenure – part buy/part rent, rent and homes that are privately owned. Some new homes are reserved for key workers.
If you wish to apply for a new home at a specific development, where, for example you may have seen a sign board or an advert, please state the name of the development clearly on your application form. That way your application can be fast tracked.
When new homes become available, Moat staff match the property details to applicants who are registered with them and mail out information.
Some new homes are available now; others are being built and will be ready sometime in the future. New homes are very popular and applications are normally accepted in advance of the homes being completed; so that you could be ready to move in soon after they are handed over to the housing association by the developer. This is called selling from plan.

Attractive incentives on offer to you!
Sometimes housing associations offer special incentives to people interested in buying new homes. These can be very attractive and can include carpeting, stamp duty land tax, legal fees or even cashback! Incentives are offered subject to completing the purchase within a set time scale.
Please be aware that the market value of properties can go down as well as up.
Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
